For some, 55 is the new 35. It’s just as fun, energetic and, in many people’s cases, this time of life includes more discretionary spending than life at 35 did. Builders know that people 55-plus are extremely active, whether they are still growing their prosperous careers or they are beginning to ponder retirement.

To serve these fun-loving, adventurous people and their changing household dynamics, builders offer new-home amenities and features that exceed the deservedly higher expectations of those 55 and older.

“Turnleaf at The Collective is Anthem United’s first foray into active adult communities,” said Meg Gore, vice president of sales and marketing for Anthem United. Anthem is one of three builders at The Collective, a dynamic master-planned community in Manteca, exclusively selling to buyers age 55 and older.

Turnleaf by Anthem is a gated community of 84 single-story homes that are tailored to the lifestyles of today’s age-qualified buyers. The Collective, Gore said, provides residents with resort-style amenities including The Campus, where they can access the 10,000-square-foot clubhouse, outdoor pool and spa, state-of-the-art fitness center, an amphitheater, a dog park, bocce courts and more.

“We’re thrilled to be able to serve this large buyer demographic,” said Gore. “The nice thing about Turnleaf is that there hasn’t been anything like this in the area since (nearby) Woodbridge closed out a little over a year ago,” she said.

“Buyers are coming from the Bay Area and, for them, Manteca is an extension of the Bay Area,” she said. “Many have older kids who have moved out to Sacramento; here, they have this exclusive community located right in the middle, between all the Bay Area places they like and their families in Sacramento to the north.”

Gore said that attendees liked what they saw during the Aug. 24 grand opening of Turnleaf at The Collective. The three single-story floor plans at Turnleaf, ranging from 2,146 square feet to 2,507 square feet in size, are priced from the $490,000 range.

“We designed the homes with a very particular eye for openness, entertainment, indoor-outdoor living and large spaces,” said Gore, noting that all of the homes come with 10-foot ceilings and wider than usual doorways, which allow for long-term flexibility. “People want to age in place and they can do that here. The master bedrooms even have spa showers with no threshold.”

Gore joked about the “big, sexy laundry rooms” that include raised dog-wash tubs. Homes also include oversize garages big enough to incorporate a workspace, a pocket office or a hobby room. Thoughtful designer touches include higher-end features that come standard, such as 12-by-24-inch tile floors, 5¼ baseboards and backsplashes.

“California Rooms are standard,” she said, noting that the first homes at Turnleaf will be finished in November. “People want indoor-outdoor living.”

Other local age-restricted communities include two Bay Area communities built by Century Communities that are either well underway or available for presale. At the company’s Alpine Collection in Fremont’s master-planned community, Enclave, designer-decorated models showcase a variety of brand-new, single-family detached homes.

Also at Enclave, Century offers its Cascade plan with townhome-style condos, and its Sierra plan with penthouse plans. Residents can choose from single-story, two-story or three-story homes that include covered patios and more.

On the other end of the Bay Area, Century Communities recently opened its Cielo at Sand Creek in Antioch. The 241 active adult (age restricted to 55-plus) homes and an additional 96 unrestricted single-family homes are separated gated communities in an inviting, suburban setting.

Active adult buyers at Vive can choose from 241 one-story or two-story plans ranging from 1,508 square feet to 2,976 square feet in size. Once living there, community members receive exclusive access to a resort-style pool, pickle ball court, bocce court, yoga lawn and a clubhouse complete with a pub, movement studio and social spaces.

With new homes and communities tailored to their lifestyles, people age 55-plus can feel younger and even more active. The good life keeps getting better.
